My firm is pleased to enclose the Market/Feasibility/Joint Venture Study of developing an 80,000 sq. ft. retail development center composed of a big box, bank, liquor store, restaurant, grocery store with pharmacy that are in demand, doable and feasible.
Windsor Crossing LLC., will be in the vicinity of the high growth corridor of Interstate 91 in the town of Windsor, Ct.
This study includes intensive research of the area and all areas of influence, including social, economic and demographic projections, as well as current and projected market activity. Demand has been established taking into account population growth. The supply/demand analysis located later in the study will explain why there is a strong demand for Windsor Crossing.
The development also takes advantage of the largest available contiguous parcels available off Interstate 91. Our Plan is to accommodate the over $ 770 MM retail market leakage determined in the sectors of grocery, pharmacy, general merchandisers, and a family restaurant. This aligns the City of Windsor, CT. objectives with our objectives, thus giving us certainty the project will be well received by the municipality.
